Town of Canton Announces Lottery for Affordable Condominium Units in Washington Station

CANTON — The Town of Canton is pleased to announce that several newly constructed affordable housing units in the community are being made available for purchase to first-time homebuyers through a lottery held by MCO Housing Services.

Brendon Properties, the developer and owner of the property, is making four condominium units available within the newly constructed 40-unit Washington Station townhome community located at 20 Audubon Way. MCO Housing Services is a consultant to Brendon Properties for the affordable component of the property.

Applicants who meet income and asset eligibility criteria will be entered into a lottery for the residential condo units, scheduled to take place on the Zoom videoconferencing application at 3 p.m., Thursday, Sept. 25. The deadline for applications to be submitted to MCO Housing Services is Aug. 25.

The affordable condo units include one 1,123-square-foot 1-bedroom condominium for $271,200, and three 1,421-square-foot 2-bedroom condominiums for $301,300 each.

Each condo unit includes 1.5 or 2.5 bathrooms depending on condo size. All of the units are connected to town water and sewer services. The units come with central air conditioning, and they are also equipped with a stove, oven, refrigerator, microwave, dishwasher and laundry hookups.

Washington Station also includes surface parking, and the condos are located within walking distance of an MBTA Commuter Rail station.

The eligibility criteria for the affordable housing lottery requires that applicants must be first-time homebuyers, with some exceptions, with an asset limit on applicants set at $75,000. The gross household income limits are $92,650 for one person; $105,850 for two persons; $119,100 for three persons; $132,300 for four persons; and $142,900 for five persons.

There is also a local applicant preference pool as part of the lottery, in addition to an open pool. Two out of the three 2-bedroom units are being set aside for the local preference pool, while one of the 2-bedroom units and the 1-bedroom unit are available as part of the open pool for both local applicants and non-local applicants.

To be eligible for the local preference pool, applicants must be either a current Canton resident, employed by the Town of Canton, employed by Canton Public Schools, employed at a business located in Canton, or the parents of children in Canton Public Schools.

MCO Housing Services will also use household size preferences to determine eligibility, including a requirement that there is at least one occupant per bedroom.

A public information meeting on this affordable housing program is being held on the Zoom videoconferencing application at 6:30 p.m., Tuesday, July 29. Guests must go to Zoom.com or the Zoom smartphone app and enter the Meeting ID, 874 2406 0443, along with the passcode, 655324.
